The importance of starting commissioning at a project’s
design phase cannot be overstated. To deliver an HVAC system
that will run well for the next 20 years, the design must be
right to begin with. A critical, yet often underspecified aspect
of the design is the software. This paper recognizes that design
intent documents must specify, in detail, the sequence of
operations, including the software integration level, in order
to ensure the building will operate to the desired level of
occupant comfort and operating cost.
This paper was presented at the
15th National Conference on Building Commissioning
in May 2007. It is based on a case study of work done at a
Midwestern university. It shows the types of problems that
commonly exist because of inadequate software design and
programming, and describes an approach to specifying controls
software in a way that will produce a predictable, repeatable
result.
